HOAspy collects assessments, liens, and foreclosure lawsuits from Florida homeowners’ and condominium associations to describe housing-cost burdens. Its roughly 10,000 lawsuits and 460,000 liens are cumulative records spanning multiple years, not counts of actual evictions or lost homes. Jurisdictional coverage and name matching also have limitations. Relevant Florida statutes provide for liens and court proceedings over unpaid assessments, so arrears can create legal risks, but the data alone cannot establish the causes of a recent crisis.

What Florida association-fee, lien, and foreclosure records do and do not show
Long-term cumulative lien and lawsuit counts cannot be read as recent home-loss totals or rates.
